Home Plus

Arizona's down payment assistance program for every county except Maricopa and Pima. Up to 5% of the loan amount, applied to down payment or closing. No monthly payment on the assistance. It's repaid only when you sell or do a cash-out refinance. Phoenix buyers should look at Home In 5; Tucson buyers should look at the Pima Tucson Homebuyer's Solution.

  • Where: Every Arizona county except Maricopa and Pima — specifically Apache, Cochise, Coconino, Gila, Graham, Greenlee, La Paz, Mohave, Navajo, Pinal, Santa Cruz, Yavapai (excluding Chino Valley), and Yuma. Administered by the AZ Industrial Development Authority.
  • Form: grant. Non-repayable, due only on sale or refinance, with no monthly payment.
  • Assistance: up to 5% of the first-mortgage loan amount, applied to down payment / closing costs.
  • FICO floor: 620, across all DPA options and all loan types.
  • Loan types: FHA, VA, USDA, Fannie Mae, Freddie Mac (conventional).
  • FTHB requirement: some configurations require it; some don't.

How it works, step by step

  1. Pre-qualify with us. We confirm Home Plus eligibility against your FICO, income, area of AZ, and target purchase.
  2. Choose your DPA option. Home Plus has multiple configurations — different first-mortgage rate / DPA percentage combinations to optimize for your situation.
  3. Complete the required HUD-approved homebuyer education course.
  4. Find your home with a real-estate agent of your choice.
  5. Close. The first mortgage and Home Plus DPA close together. The DPA is recorded as a non-amortizing second lien — no monthly payment required.

Do I have to be a first-time homebuyer?

Some Home Plus configurations require FTHB status; others don't. We'll pick the configuration that fits your situation.

Will I owe the assistance back?

Only if you sell the home, refinance for cash-out, or stop occupying it as your primary residence. There's no monthly payment and no scheduled forgiveness.

How does the rate compare to a non-DPA loan?

The first mortgage rate is typically 0.25% to 0.50% above market. That premium is what funds the assistance. The math usually still favors DPA when your alternative is waiting years to save.

Can I use Home Plus for a manufactured home?

Case-by-case. Doublewide manufactured homes on permanent foundations are sometimes allowed. We'll verify against the current program guide.

Can I use Home Plus with a co-signer?
