Arizona-specific programs

These programs are run by Arizona state, county, or city agencies. They offer more help than national programs, but limit who can use them by location and income. Most of them have more than one option inside: different combinations of first-mortgage rate and help amount, built for different kinds of buyers. A note on credit scores: the minimums below (620 and 640) are well below the 700+ many people think they need for a mortgage. If you've been told "no" because of credit elsewhere, one of these programs is often the answer.

Common questions

Can I stack two DPA programs?

Generally no — most DPA programs explicitly prohibit being combined with other DPA. Flagstaff CHAP is a notable exception that requires a separate buyer contribution but can be combined with certain other programs.

What if I'm just over the income limit on a local program?

Use a national program (Chenoa, Arrive, Essex) — they have no income limit. You'll get less assistance, but it's something instead of nothing.

What if I live in Pima County (Tucson)?

The Pima Tucson Homebuyer's Solution is your first look. It's the local Pima County and Tucson down payment assistance family with four variants under one umbrella. If that doesn't fit your situation, national programs (Chenoa Fund, Arrive Home, Essex / NHF) are available statewide.

Can I use DPA on a manufactured home?

Some programs allow it (Essex amortized: yes; Home In 5: not permitted; Home Plus: case-by-case). We'll model specific eligibility for your home type.
