Arizona Mortgage Calculators

Three honest tools to plan an Arizona home purchase: what you can afford, what it costs each month, and how much down payment help could cover. No rate quotes, no sign-up to run them, just your numbers.

How to use them together

Each tool answers a different question, and the order matters. Run the affordability calculator first to find the price your income supports. Take that price into the payment calculator to see the full monthly cost, not just principal and interest. Then use the down payment assistance calculator to see how much of the up-front cash a program could cover. In sequence they turn a vague "can I buy" into three concrete numbers: your price ceiling, your real monthly payment, and the cash you need at the table.

Which mortgage calculator should I use first?

Start with the affordability calculator to find the home price your income can carry, then use the payment calculator to see the full monthly cost at that price, and finish with the down payment assistance calculator to estimate the cash you would actually need at closing. Together they answer what can I afford, what will it cost monthly, and how much cash do I need to get in the door.

Do these calculators show interest rates?

No. None of these tools quote an interest rate. You enter your own estimated rate, and the math uses that number. Rates change daily and depend on your loan type, credit, and term, so an honest estimate comes from a live quote rather than a fixed number on a web page. We give you that live quote when you are ready to talk specifics.

Want the real numbers instead of estimates?

Calculators get you close. To turn them into a true pre-approval range and match you to the Arizona programs that lower your cash to close, answer a few quick questions and our team calls you back shortly. No commitment, no pressure.

Estimates only. Not a commitment to lend or a pre-approval. Actual figures depend on full underwriting including credit, income, assets, debts, and property. No interest rate is quoted on these pages; figures use the rate you enter. Mike Certo · Cornerstone First Mortgage NMLS #173855 · Mike Certo NMLS #260555. Equal Housing Lender.
