How Much House Can I Afford?

Affordability is not one number, it is the payment your income can carry after your other debts. Enter your numbers to estimate the home price that fits, then see what a down payment program could do for the cash side.

This is a payment-based estimate. Real approval also weighs your credit, job history, assets, and the specific loan program, and some programs allow a higher DTI than the target you picked. The point here is to get you a realistic range before you shop, not to replace a pre-approval. When you are ready, we turn this into a real number.

How much house can I afford on my income?

A common guideline is that your total monthly debts, including the new mortgage payment, stay near 43% of your gross monthly income, though some loan programs allow more. On $90,000 a year with modest existing debts, that often supports a home price in the mid-$300,000s depending on your down payment, rate, taxes, and insurance. This calculator estimates your number from exactly those inputs, so you can shop in a realistic range.

What debt-to-income ratio do lenders use?

Lenders look at your debt-to-income ratio, or DTI: your monthly debt payments divided by your gross monthly income. The back-end ratio, which includes the new house payment, commonly needs to land around 43% to 50% depending on the loan program and your overall profile. Lower is safer and leaves you breathing room. The calculator lets you set the DTI target so you can see how it moves your price.

Does down payment assistance change how much I can afford?

Yes, indirectly. Assistance does not raise your income, so it does not change the payment you qualify for. What it changes is the cash you need up front, which can make a home you already qualify for actually reachable. Pair this estimate with the down payment assistance calculator to see both the payment you can carry and the cash you would need at closing.
